Neighborhood Housing Services (NHS) is a nonprofit “one-stop- shop” that turns housing dreams into reality by providing affordable housing and neighborhood revitalization services throughout Miami-Dade and Broward Counties. Sponsored in part by Miami-Dade County, services and classes are conducted in English, Spanish, and Creole. Staff capacity also allows us to communicate with customers in French. Distinctive in its lending services, NHS offers a comprehensive set of training and lending options for first-time homeowners.  A certified NeighborWorks® Homeownership Center, Neighborhood Housing Services is also a chartered member of the NeighborWorks® network, a nationwide network of 245 trained and certified community development organizations at work in more than 4,400 communities across America. 13 steps toward getting the keys to your new home: NHS' Homebuyer Flowchart to Success

Participants in NHS' Homebuyer Education classes receive training from real estate agents, insurance agents, and NHS Homeownership Counselors.

As a certified Full-Cycle lender, NHS provides a comprehensive homebuyer procurement and education system designed to increase access to homeownership, especially for first-time and low- to moderate-income buyers.

These educational services are available throughout Miami-Dade and Broward Counties, as well as private and public sector partners, including other CDCs.

The educational services are based on a proven national system of developing homebuyers, offering all of the services and training that customers need to shop for, finance, insure, maintain, and manage a home.

NHS offers the following services in English and Spanish – and through a partnership with Little Haiti Housing Association – in Creole:

• Orientation seminars
• Homebuyer education classes
• Credit counseling & mitigation assistance
• Pre-purchase counseling
• Post-purchase counseling
• Foreclosure prevention

NHS' Homeownership Partnership with Little Haiti Housing Association provides a unique resource to Miami-Dade County homebuyers.

The Partnership has expertise in specific cultural and educational issues of people from African-American, Haitian, and Hispanic backgrounds.

Together the organizations provide a comprehensive homebuyer education system.

• Pre-purchase qualifying
• Pre-approval through local banks
• First mortgages in association with local partner banks, no private mortgage insurance (PMI), 2-3% down payment
• Second mortgages funded by our resources as well as other resources at below market rates
• Loan servicing

NHS board and staff do not gain personally from individual transactions.

Single-Family Construction

In the 1990s the organization acquired land for single-family housing construction prior to the current staff coming on board. Significant progress has been made in developing workable partnerships and systems to move forward.

Construction was completed in 2005 on two of NHS’ properties in the Goulds area of Miami-Dade County. These homes were sold to low-income residents who completed our Homebuyer Education class and participated in one-on-one counseling.

We are currently working with the City of Homestead to build eight new single-family homes for low- to moderate-income residents. We also completed building four units in the West Little River neighborhood of northwest Miami-Dade County.

Neighborhood revitalization infuses new life into older neighborhoods through carefully designed strategies to address physical, economic, and social issues in specific communities.

NHS is collaborating with local churches, businesses, government agencies, and other non-profits to initiate a comprehensive neighborhood revitalization effort. This partnership targets the Brownsville area of Miami-Dade County.

During the past year, NHS has made tremendous progress with our Neighborhood Revitalization line of business. We have grown a strong working partnership with the Brownsville neighborhood, reaching out to new stakeholders and learning about the strengths of this area.
