Mission Statement
Neighborhood Housing Services of South Florida builds empowered communities, revitalizes neighborhoods and creates affordable housing opportunities in South Florida.
In order to accomplish our mission, we are dedicated to the
following outcomes:
- Residents who are educated homebuyers and homeowners.
- Residents who have adequate financial opportunities for
buying and maintaining their homes.
- Housing that is safe, decent, and financially affordable.
- Revitalized neighborhoods where residents choose to
invest time, money, and energy.
Organizational Goals for Fiscal Years 2009-2010
- Assist 221 new homebuyers in FY 2009 and 240 new homebuyers in FY 2010 to reach their goal of homeownership.
- Provide homeownership training for 702 families in FY 2009 and 770 in FY 2010.
- Work with 1,144 families in foreclosure counseling and budgeting, and achieve 325 successful outcomes in FY 2009.
- Provide neighborhood-based leadership training for 15 neighborhood leaders in FY 2009 and in FY 2010.
- Paint, landscape, and make minor exteriors repairs to eight homes in Brownsville in FY 2009 and ten homes in FY 2010.
- Explore and develop in our housing development, the acquisition, rehab, and resale of foreclosed houses (REOs) in order to stabilize neighborhoods.
- Establish NHSSF as a licensed real estate brokerage to assist families in becoming homeowners and to assist those families who need to list their home as short sale.
- Develop the systems and the funding to provide all NHSSF homeownership services online.
- Establish NHSSF in its own office space in Miami-Dade and in newly leased office space in Broward.
History
2008 Established NHSSF HomeOwnership Preservation line of business to assist families with staying in their homes.
NHSSF created Homeownership Realty LLC in FY2008. A Florida-licensed real estate brokerage. NHSSF will be able to fully serve its market by offering real estate sales services.
New Office Space in Miami-Dade and Broward Counties and a new name took effect in 2008. NHSSF purchased office sites that were centrally located at 300 NW 12th Avenue in Miami and at 2800 W. Oakland Park Boulevard in Fort Lauderdale. A new name to reflect our expansion also emerged: Neighborhood Housing Services of South Florida.
Conducted homebuyer orientation in 3 languages for 534, counseled 870 families, provided 653 with homebuyer education, and facilitated 49 NHSSF originated loans, for a $27,676,084 value of purchased homes.
Conducted foreclosure mitigation for 853, with 64 successful resolutions.
2007 In late FY2007, NHSSF Housing Development LLC was created with David Harder of Adanac Development and Construction Services, Inc. This has proven to be a very productive structure with 73 units currently in the production pipeline.
Homebuyer's Club for Women was launched in Brownsville.
Helped 216 families purchase homes worth $39,808,311,
Conducted homebuyer orientation in 3 languages for 1,076 families, counseled 870 families, provided 775 families with homebuyer education, facilitated $9,751,940 in loans, issued $456,210 in second mortgage loans
2006 NHS furthered its outreach by offering services through NANAY community development corporation.
NHSSF entered into partnership with BAME CDC. NHSSF and ADANAC merged forces to create NHSSF Housing Development LLC. Four new homes in West Little River have been built and sold.
Helped 170 families become new homeowners, trained 702 families and counseled 930 families.
NHSSF obtained HOC designation from Neighborhood Reinvestment Corporation, NRC's most prestigious designation.
A $1,000,000 line of credit was approved with HSBC Bank USA, N.A.
NHSSF received a Community Development Champion Award from LISC for a Homeownership Education Partnership with Little Haiti Housing Association, Inc.
Helped 157 families purchase homes, conducted homebuyer orientation for 1,043 families and provided 678 families with homebuyer education training.
2005 NHSSF obtained HOC designation from Neighborhood Reinvestment Corporation, NRC's most prestigious designation.
2004 Received NeighborWorks® HomeOwnership Center designation.
NHSSF joined into a staff sharing partnership with Little Haiti Housing Association (LHHA) in 2004 where LHHA staff members were contracted and supervised by our Director of Homeownership Training in their homebuyer education and counseling services in Creole
Provided 561 families with pre- and post-purchase counseling, provided 367 families with homeownership education classes, and assisted 76 families become first-time homeowners.
2003 Received certification from the U.S. Department of the Treasury as a Community Development Financial Institution (CDFI); revolving loan portfolio of $2.5 million.
Provided 450 families with pre- and post-purchase counseling, provided homeownership training for 225 families, and assisted 45 families become first-time homeowners.
2002 Became a licensed mortgage lender in the state of Florida; directly invested $6,829,424 into the community by leveraging other lenders' funds.
2001 Arden Shank joined NHSSF as Executive Director.
2000 Became an official member of the NeighborWorks® Campaign for HomeOwnership.
1998 Gail Williams left NHSSF after 18 years as Executive Director.
1997 Completed 13 units in the Infill Housing Development program.
1994 Became a Chartered NeighborWorks® Organization affiliate of Neighborhood Reinvestment Corporation; certified as a Community Housing Development Organization (CHDO); expanded geographic area to include all of Miami-Dade County.
1992 Completed nine units in the Infill Housing Development program.
1981 Designated a community development corporation (CDC) for West Little River target area.
1978 Organized by residents, lenders, and
county government representatives of the West Little River neighborhood of Miami-Dade County as a 501 (c)(3)
community revitalization organization, and as part of
a national network founded by the Neighborhood
Reinvestment Corporation, a public corporation chartered by Congress.
