Mission Statement
Neighborhood Housing Services is committed to promoting
neighborhood revitalization and affordable housing for
low-to-moderate income residents in Miami-Dade County and Broward Counties.
In order to accomplish our mission, we are dedicated to the
following outcomes:
- Residents who are educated homebuyers and homeowners.
- Residents who have adequate financial opportunities for
buying and maintaining their homes.
- Housing that is safe, decent, and financially affordable.
- Revitalized neighborhoods where residents choose to
invest time, money, and energy.
Organizational Goals for Fiscal Years 2007-2008
• Increase the number of new homeowners to 280 in FY 2007 and 375 in FY 2008.
• Expand our network of developers, real estate, religious, and CDC partners in homeownership.
• Build 30 new houses and rehab 25 houses for homeownership.
• Increase our presence in Brownsville by training 80 residents in Neighborhood-based leadership, providing training in hurricane preparedness and fair housing, and painting and landscaping 22 owner-occupied houses.
NeighborWorks® HomeOwnership Center (HOC) Designation – In 2nd Quarter FY2005, NHS obtained HOC designation from Neighborhood Reinvestment
Corporation, NRC's most prestigious designation.
Partnerships – NHS
joined into a staff sharing partnership with Little Haiti
Housing Association (LHHA) in 2004 where LHHA staff members were contracted and supervised by our Director
of Homeownership Training in their homebuyer education
and counseling services in Creole. In 2006, NHS entered into partnership with BAME CDC.
History
1978 Organized by residents, lenders, and
county government representatives of the West Little River neighborhood of Miami-Dade County as a 501 (c)(3)
community revitalization organization, and as part of
a national network founded by the Neighborhood
Reinvestment Corporation, a public corporation chartered by Congress.
1981 Designated a community development corporation
(CDC) for West Little River target area.
1992 Completed nine units in the Infill Housing Development program.
1994 Became a Chartered NeighborWorks® Organization affiliate of Neighborhood Reinvestment
Corporation; certified as a Community Housing Development
Organization (CHDO); expanded geographic area to include all of Miami-Dade
County.
1997 Completed 13 units in the Infill Housing Development program.
1998 Gail Williams left NHS after 18 years as Executive Director.
2000 Became an official member of the NeighborWorks®
Campaign for Home Ownership.
2001 Arden Shank joined NHS as Executive Director.
2002 Became a licensed mortgage lender in the state of Florida;
directly invested $6,829,424 into the community by
leveraging other lenders' funds.
2003 Received certification from the U.S. Department of the
Treasury as a Community Development Financial Institution (CDFI);
revolving loan portfolio of $2.5 million.
Provided 450 families with pre- and post-purchase counseling, provided homeownership training for 225 families, and assisted 45 families become first-time homeowners.
2004 Received NeighborWorks® HomeOwnership Center designation.
Provided 561 families with pre- and post-purchase counseling,
provided 367 families with homeownership education classes, and assisted
76 families become first-time homeowners.
2005 A $1,000,000 line of credit was approved with HSBC Bank USA, N.A.
NHS received a Community Development Champion Award from LISC for a Homeownership Education Partnership with Little Haiti Housing Association, Inc.
Helped 157 families purchase homes, conducted homebuyer orientation for 1,043 families and provided 678 families with homebuyer education training.
2006 NHS furthered its outreach by offering services through NANAY community development corporation.
NHS and ADANAC merged forces to create NHS Housing Development LLC. Four new homes in West Little River have been built and sold.
Helped 170 families become new homeowners, trained 702 families and counseled 930 families.
2007 NHS Development LLC expanded its pipeline of houses to include thirty-two houses in Brownsville, eight houses in Homestead, and three houses in North Miami.
Homebuyer's Club for Women was launched in Brownsville.
NHS offices were expanded into Broward County.
Helped 216 families purchase homes worth $39,808,311, conducted homebuyer orientation in 3 languages for 1,076 families, counseled 870 families, provided 775 families with homebuyer education, facilitated $9,751,940 in loans, issued $456,210 in second mortgage loans.
